ABOUT WEST UNIVERSITY PLACE

Ben Hooper broke ground on West University Place in 1917. The aptly named community sits just west of Rice University. Some of the lots in West University were in what used to be the Harris County Poor Farm. The City of West University Place was formally incorporated by a judge in Harris County in 1924.

West University Place, aka West U, weakened its property development rules in the early 1990’s. Young urban professionals with healthy home buying budgets started buying up properties, tearing down older aging bungalows, and building 2-story Georgian homes with classic palladium architecture. This trend drove the property values upward and the trend has continued ever since with the average home selling for well over $1,000,000. The practice of buying a home for the lot, tearing down the existing structure, and building a whole new home is popular although careful planning, permits, and approval must be in order first.

ABOUT SOUTHSIDE PLACE 

The Southside Place neighborhood was established in 1925 by a successful property developer in Houston. As construction of the first few homes began he also built an in-ground pool and an abundant park to attract new homebuyers. The city of Southside Place was officially incorporated 9 years later in 1934. The original park and pool still exist to this day, with a few upgrades such as clubhouses, baseball fields, tennis courts, and more.

Deed restrictions are heavily enforced in this neighborhood, including a requirement that homes must be at least 35 feet from the street curb. The Texas Medical Center is less than two miles from this affluent neighborhood, and many residents are employed at one of the hospitals, clinics, and medical research centers.
